Home inspections performed by OCP Property Inspections LLC are visual inspections of accessible areas of a property. The inspection covers the condition of the home at the time of the inspection. It does not cover items that are concealed, buried, behind finished surfaces, or otherwise not accessible at the time of the inspection.
The inspection report documents the findings of the visual inspection and is provided as a tool to help you make informed decisions about the property. It is not a guarantee of the condition of the home, nor a warranty against future defects or failures.
Radon testing is conducted using calibrated continuous electronic monitors following EPA-recommended protocols. Results reflect radon levels in the home during the testing period under closed-house conditions. Results may vary at other times or under different conditions.
A mold inspection is a visual assessment of accessible areas of a property for signs of mold growth and moisture conditions that support mold development. If testing samples are collected, results are provided by a third-party laboratory. OCP Property Inspections LLC does not perform mold remediation.
The inspection performed by OCP Property Inspections LLC is not a code compliance inspection and does not determine if the property meets current or historical building codes.
The inspection report is prepared for the client who booked the inspection and is intended for their personal use in connection with the property inspected. The report is delivered the same day as the inspection.
The report may not be transferred to third parties or used for purposes other than those related to the property transaction or ownership decision for which it was prepared without the written consent of OCP Property Inspections LLC.
Payment for inspection services is due at the time of the inspection unless other arrangements have been made in advance. Accepted payment methods will be communicated at the time of booking.
If you need to cancel or reschedule an inspection, please contact us as soon as possible. Cancellations made with less than 24 hours notice may be subject to a cancellation fee. We will work with you to find a time that fits your schedule when rescheduling is needed.
OCP Property Inspections LLC carries out inspections with care and professionalism. However, no inspection can identify every defect or condition in a property. Our liability in connection with any inspection is limited to the fee paid for that inspection.
We are not liable for any damages, losses, or costs that arise from conditions not identified during the inspection, conditions that developed after the inspection, or decisions made based on information in the inspection report.
