Buying or selling a home involves a lot of moving parts, and a home inspection is one of the steps where the information you get actually changes what you do next. A good inspection tells you what condition the home is in, what needs attention, and what you can plan for down the road.
OCP Property Inspections provides home inspection services in North Olmsted and the surrounding Northeast Ohio area. Paul Ruben brings a background as a home builder and general contractor to every inspection. That background matters because he understands how homes are built, what can go wrong over time, and how to explain findings in a way that makes sense.

A pre-purchase inspection is the most common type of home inspection. It happens after an offer is accepted and gives the buyer a clear look at the condition of the home before the sale closes. The inspection covers the structure, the systems, and the components of the home from the foundation to the roof.
The goal is not to find reasons to walk away from a purchase. It is to give you information so you know what you are getting into. Some findings lead to negotiations with the seller. Others are items to budget for after moving in. Either way, you go into the purchase with your eyes open.
A new construction inspection is something a lot of buyers skip because they assume a brand-new home does not need one. That is not quite right. New construction can have issues related to workmanship, code compliance, and systems installation that are not always caught during the building process.
An inspection before closing on a new build gives you an independent look at the home before the builder hands over the keys. If there are items that need to be corrected, it is easier to address them before you move in than after.
Paul’s background in home building makes him well positioned to inspect new construction. He knows what to look for at this stage and can identify items that may not be obvious to someone without a construction background.
The foundation is one of the most important parts of any home. Problems at the foundation level can affect the entire structure, and they tend to be more expensive to address when they are caught late.
A foundation inspection looks at visible signs of movement, settling, cracking, water intrusion, and any conditions that suggest the foundation may be under stress. Paul checks both the interior and exterior of the foundation where accessible, including crawl spaces and basement walls.
If the general inspection raises questions about the foundation, a more focused look at that area gives you the information needed to decide on next steps.
Sellers who want to get ahead of the process sometimes order a pre-listing inspection before putting their home on the market. This surfaces any issues that a buyer’s inspector might find, giving the seller time to address them or price the home accordingly.
It can also reduce the chance of surprises during the inspection period that delay or derail a sale. A pre-listing inspection does not replace the buyer’s inspection, but it gives the seller more control over how the transaction unfolds.

A standard home inspection at OCP Property Inspections covers the following areas of the home:
The roof is checked for the condition of shingles, flashing, gutters, & any visible signs of wear or damage.
The foundation & structure are examined for cracking, movement, moisture intrusion, & any signs of settling.
The exterior is reviewed, including siding, windows, doors, grading, & drainage around the home.
The attic is inspected for insulation, ventilation, signs of moisture, & the condition of the roof structure from the inside.
The basement & crawl space are checked for moisture, framing condition, & any signs of water intrusion.
Plumbing is reviewed for the visible supply & drain lines, water heater condition, water pressure, & any signs of leaks.
Electrical is examined including the panel, visible wiring, outlets, switches, & grounding.
HVAC covers the heating and cooling systems, including visible components, operation, & filters.
Interior covers walls, ceilings, floors, doors, windows, & stairways.

After the inspection, you receive a report that covers everything Paul found during the inspection. The report is written in plain language, not in technical shorthand that requires decoding. Each item is described clearly, and photos are included so you can see exactly what was noted.
Items in the report are organized so you can see what needs attention now, what can be monitored over time, and what is informational. That kind of structure makes the report usable rather than just a list of findings you have to sort through on your own.

OCP Property Inspections delivers the inspection report the same day as the inspection. In a real estate transaction where timelines matter, having the report in hand quickly allows buyers, sellers, and agents to move forward without delays.
Buyers use the report to decide on repair requests, negotiations, or if they want to proceed with the purchase. Sellers use it to understand what a buyer’s inspector is likely to find. Real estate agents use it to guide their clients through the next steps.
The report is also documentation you keep as a homeowner. It gives you a baseline for the condition of the home at the time of purchase that can be useful down the road.

Paul’s inspection report was incredibly thorough and easy to understand. He walked us through every issue and made us feel confident in our purchase.

As a real estate agent, I appreciate inspectors who communicate clearly and professionally. OCP Property Inspections is now my go-to recommendation for clients.

We were preparing to list our home and wanted to avoid surprises. Paul identified a few minor concerns that we were able to fix before listing. It saved us stress and helped our sale go smoothly!

The radon test was quick and the results were explained clearly. We value companies that genuinely care about safety — highly recommend.

Most home inspections take two to three hours. Larger homes or homes with significant concerns may take longer. Paul walks through the findings with you after the inspection so you have a chance to ask questions before the report is delivered.
You are welcome to be present during the inspection. A lot of buyers choose to attend because it gives them a chance to see the home through the eyes of an experienced inspector and ask questions in the moment. Paul takes the time to explain what he is seeing as he goes through the home.
A standard home inspection covers accessible and visible components. Areas that are not accessible, buried systems, and items behind finished walls are outside the scope of a general inspection. If there are specific concerns beyond the standard inspection, radon testing and mold inspection are available as separate services.
